PEAK NEWS: Summer Edition

2006 Season


Golf courses are open, whitewater is reaching peak levels and with temperatures in the 60s & 70s we are well on our way to a fantastic summer season! Here are a few odds & ends to get you up-to-date on local events and projects taking place in the area. Winter Season Recap
With record-breaking early season snow and a total of 432 inches, the 2005-06 ski season ranks as one of the top 10 in the resort's 43 year history! We hope you were able to enjoy a few of the many powder days while you were in town this winter. For those of you who missed it, there is always next season - Vail Mountain is scheduled to open on November 17, 2006.

Current Real Estate Market
Units 120 & 280 are currently for sale at Lodge at Lionshead. Transactions this year include Phase I unit 103, Phase II units 140 & 360 and Phase III units 3 & 12. The real estate market in the core areas of Lionshead & Vail Village is strong, and there is a great deal of buyer demand for Lodge at Lionshead units. Please let Jeff know if you are considering a sale, or would like any market information.



2006 ANNUAL MEETINGS
Phase I & II Owners Associations


Your Boards of Managers are working diligently on the planning for our upcoming property renovation and improvement project. Owners will have an opportunity to review the latest architectural plans and cost estimates collected to date at the July 1, 2006 Annual Meeting and Presentation. Here are meeting schedules for both associations:

July 1, 2006
2pm -- Phase I Annual Meeting
3:30pm -- Architectural Presentation* for Phase I & II owners

*Following the presentation, all Phase I & II owners are invited to a dinner party in the backyard.

July 29, 2006
Phase II Annual Meeting, time TBD


Phase III Owners Assocation Special Meeting - TBD

VAIL'S BILLION DOLLAR RENEWAL
Staying #1 Takes Work


The first wave of construction wraps up this spring & summer with the final phases of the Vail Village Streetscape project, the grand opening of the Tivoli Lodge & completion of the Sonnenalp and One Willow Bridge projects.

The Arrabelle at Vail Square and Vail Plaza Hotel & Club are on schedule as both enter the next phases of construction. Vail Plaza Hotel & Club is scheduled to open December 2006 with The Arrabelle to follow in late 2007. In conjunction with the work on The Arrabelle, Lionshead Mall Streetscape work is scheduled through June 22 & will resume on September 5.

Upcoming projects include Four Seasons & Crossroads/Solaris. Excavation on Four Seasons is anticipated to begin this summer & the property is expected to open in fall 2007. The controversial Crossroads/Solaris redevelopment was finally approved by the Town Council on March 21 only to have opponents of the project call for a public vote to repeal approval. The opposition's petition drive was successful and if Vail Town Council does not repeal the project a public vote is tentatively scheduled for July 11.
